Landlords have right to enter tenants’ rooms for inspection – Rent Commissioner

Commissioner of Rent, Frederick Opoku has hinted that landlords have the right to enter tenants room for inspection.

According to him, the law mandates landlords to go into their tenants rooms at any time they want for an inspection.

He stated that the landlord who wants to visit his or her tenant must give the tenant an ample time.

One of the major issues tenants face with their landlords is landlords gaining access to their tenants room.

Tenants believe allowing landlords chance into their rooms is an invasion of privacy and others too say some landlords charge them based on number of items they have in their rooms.

This has seen some tenants evicted by their landlords.

The landlords had also said they want access to their tenants rooms for inspection to ensure their rooms are in order.

They claim most at times some tenants cause destruction to their room and they, the landlords, get to know after the tenant has moved and they have to renovate the facility before it is rented to another person.

They said if they are able to enter their tenants rooms, they will get to know if there is any destruction of the room.

But Rent Commissioner Frederick Opoku, speaking on Adom FMs Burning Issues yesterday, said landlords have the right to go into tenants rooms for inspection with ample time given to the tenants.

Mr. Opoku said some tenants lack maintenance culture but with close supervision of the landlords, they can keep the facility in order.

He said the landlords must insist as it is their right so they should not sit aloof for tenants to cause destruction to their properties.

He adds that one of the reasons a landlord can evict a tenant is when the tenant is causing destruction to the room he or she has rented, if the landlord has clear evidence.
